A property is not sold in the Canary Islands. It is positioned.
Gran Canaria, Tenerife, Lanzarote and Fuerteventura are not one single market. My work starts before listing: understand the asset, read its market and build a strategy capable of defending its value.

Before price,
I understand what we are selling.
A property is not just square metres, bedrooms and location. It is an asset within a competitive system. When location, property type, condition, legal situation, competition, demand and objective are read together, something more important than a number appears: a strategy.
The market speaks.
You need to know how to listen.
Las Palmas de Gran Canaria records €2,897/m² (+12.7% year-on-year), compared with €1,963/m² in Telde, €4,669/m² in San Bartolomé de Tirajana and €4,572/m² in Mogán. An island average does not position a property: the micro-market does.
Santa Cruz de Tenerife reaches €2,835/m² (+12.9%), San Cristóbal de La Laguna €2,375/m², Puerto de la Cruz €3,482/m² and Adeje €4,754/m². Talking only about Tenerife hides markets with very different prices and rhythms.
Arrecife stands at €2,486/m² (+16.5%), while Tías reaches €4,225/m² and Yaiza €3,879/m². Location, property type and demand pressure can completely change the launch strategy.
Puerto del Rosario records €2,164/m² (+16.1%), La Oliva €3,680/m² (+13.0%), Antigua €3,114/m² (+18.6%) and Pájara €3,524/m² (+29.0%). An island-wide price needs context before it is applied to a specific home.
The problem is not being listed.
It is looking replaceable.
Price + presentation + narrative + distribution + demand + timing must work as one strategy.
Value can be lost
before the first offer.
Launch price
Launching outside the market can consume the weeks of highest attention and weaken your position before negotiation.
Preparation
Listing without prepared photography, documentation and a commercial argument turns the launch into a rehearsal.
Demand
Speaking to the entire market can end up meaning that the property is especially relevant to no buyer.
Negotiation
An offer is not just a number: solvency, conditions, timing, contingencies and probability of completion also have value.
Strategy changes

I do not wait 48 days to think. I use that initial phase to learn from the market, measure the response and decide with more information. The Strategic process structures decisions; it is not a promise to sell within 48 days.

Make the right decision
before listing.
Territory, island and micro-market change demand; demand influences valuation; and valuation defines strategy. These answers explain the right order without turning the HUB into a wall of questions.
How is a realistic asking price set in the Canary Islands?
The price is not obtained by applying a Canary Islands average to the property. First the island and micro-market are defined, then comparable evidence is selected by property type, size, condition and date, and finally the differences are adjusted. Asking prices describe competition; they do not in themselves equal completion price or valuation. See the market pulse which puts these signals into context.
Why does the same strategy not work for Gran Canaria, Tenerife, Lanzarote and Fuerteventura?
Because each island brings together different buyers, rhythms and micro-markets. Even within the same island, the capital, north, south and tourist areas can respond very differently. Strategy must adapt positioning, narrative, distribution and negotiation to the specific territory rather than treating the Canary Islands as a single market. The territory module summarises that difference.
What matters more: the municipality, the micro-market or the condition of the property?
It depends on which factor genuinely explains the buyer’s decision for that asset. The micro-market usually structures demand, but floor level, lift, views, refurbishment, external aspect, garage, terrace, efficiency, noise or legal situation can increase or reduce comparability. No attribute should adjust value without evidence or be counted twice.
Is it better to sell now or wait?
There is no responsible answer without knowing the property, objective and time horizon. Waiting can make sense if it improves a specific condition; it can also prolong exposure or lose solvent demand. The decision is made by combining current competition, financing, absorption, property condition and the owner’s needs. If you want to apply this to your case, request a professional analysis.
What changes if the property has already been listed for months?
Before lowering the price, interpret what the market has already told you. Exposure, enquiries, viewings, competition, change history, listing quality and repeated objections are reviewed. With that evidence, the decision is whether to reposition price, presentation, target buyer, channels or negotiation; the Strategic process structures that reading without promising a sale within a specific timeframe.
We have talked
about the market.
Now let’s talk about yours.
I only need three details to review your case. We can discuss the rest personally.
