Selling Properties in Canary Island

Private property strategy · Canary Islands

Selling a property in the Canary Islands does not start with listing it.

It starts with understanding the asset, the micro-market in which it competes, which buyers can recognise its value and the position from which the sale should be negotiated. My role is to build that position before the market forms an opinion about your property.

Four islands. Four different markets.

Before going to market

Data helps us see. Strategy decides what to do.

I assess the asset, its micro-location, competing properties, likely demand and risks before deciding how it should enter the market.

Micro-location The alternatives a buyer will genuinely consider.
Demand The buyer profiles most likely to recognise value.
Competition How the relevant alternatives are positioned.
Risk What could weaken the initial market position.
Presentation How to make the property’s difference understandable.
Negotiation The position from which value should be defended.

Strategic valuation

A useful valuation does not end with a number.

An automated estimate can be a useful first data point. Strategy begins when that figure is tested against micro-location, competition, condition, demand and the owner’s objective.

An asking price should not simply be chosen to “test the market”. It should support a position that can be explained and defended.

Initial property estimate

The automated estimate is indicative and does not replace a professional property assessment.

48-Day Method™

The decisive phase deserves structure.

A strategic system for preparing, positioning, activating and evaluating a property’s marketing during the decisive phase of market entry.

The 48-Day Method is not a guarantee that a property will sell within 48 days.

Strategic owner representation

A property does not need more intermediaries. It needs a position that is properly defended.

Representing an owner means coordinating analysis, presentation, exposure and negotiation under one coherent strategy.

My role is not simply to publish a listing and wait. It is to make the decisions with you that determine how the property enters the market and how its position is protected.

Pricing · A coherent and evidence-led market position.
Presentation · A narrative that makes value understandable.
Distribution · Coordinated exposure rather than conflicting messages.
Demand · Distinguishing curiosity from genuine buying ability.
Negotiation · One position across offers and conditions.

In the Canary Islands, value changes with the island, micro-location and demand. The strategy should change too.

I work from Gran Canaria and personally lead the analysis, positioning and negotiation of each property. I do not apply a portal template: I adapt the strategy to the asset, the demand capable of recognising its value and the reality of its location.

Frequently asked questions

Clarity before we begin.

Do I need to have decided an asking price?

No. Pricing is part of the strategy and should be assessed against micro-location, competition, condition, demand and your objective.

Does the 48-Day Method guarantee a sale within 48 days?

No. It is a framework for structuring the decisive preparation, positioning, launch and evaluation phase.

Do you only work in Gran Canaria?

I work from Gran Canaria and develop strategy for owners in Gran Canaria, Tenerife, Lanzarote and Fuerteventura where there is a suitable professional fit.

Does the automated estimate replace a professional valuation?

No. It is an initial reference. Strategy requires a proper assessment of the asset and its market context.

Before discussing a listing, let us understand your property.

Tell me what you own, where it is and what you want to achieve. I review the situation first. Then we decide whether there is a sensible next step.
